The general terms and conditions apply to renting and reserving the beach cottages of the Landlord:

Art.1: Reservations
The landlord will only accept reservations from people aged 21 years or older. Youth groups will not be accepted. You can make the reservation at our website (www.strandvakantiehuisjeskatwijk.nl/). The landlord confirms the reservation within 24 hours, after receipt, by email. You are kindly asked to check this confirmation of receipt for accuracy. Should you not have received the confirmation within 48 hours, then we ask you to contact us by email at This email address is being protected from spambots. You need JavaScript enabled to view it. or by telephone 0031 (0)6 45 787 286. The Landlord reserves the right to cancel the agreement between himself and the tenant in case it can be proven that certain data has been falsified.
Art. 2 Payment
If the reservation date is within 3 months after the date of invoice, the tenant is required to pay the total rental amount within 7 days after making the reservation. The payment amount is stated on the confirmation. You can transfer the amount to bank account RABOBANK BIC: RABO NL 2U IBAN: 0191975672 in the name of “L.W.Grimbergen” mentioning your reservation number.
Art. 2.1 Down Payment
If your reservation date is at least 3 months after the date of invoice, you get the possibility to make a down payment of €250,- per beach cottage. The tenant should make this down payment within 7 days after making the reservation. The amount should be transferred to bank account RABOBANK BIC: RABO NL 2U IBAN: NL05 RABO 0191975672 in the name of “L.W.Grimbergen” mentioning your reservation number. Of course, you get an invoice that listed this too. The necessary payment information is also listed on the confirmation. After we’ve received the full payment, you reservation will be complete. You will receive a proof of payment from “VOF Beach Cottages Paal 14” (Dutch: “VOF Strandhuisjes Paal 14”). You can pick up the keys to your beach cottage at the bar of the Pavilion after showing us your credentials/booking receipt. You need to be able identify yourself for this. If the down payment is not in our possession within 7 days, the reservation will be cancelled, and the cottage may be rented to somebody else. You can forfeit any on the object.
Art. 3: What is included in the reservation and what is not:
Included in your reservation are: 5 duvets; 5 pillows; 2 beach-chairs, 2 beach beds, picknick table with beach umbrella, hammock. Gas, water and electricity,
NOT included in your reservation is: Clean-up at the end of your stay € 75,-, tourist tax 2023 (€2,05 p.p.p.n) 2024 (€2,15 p.p.p.n.) Towels, bed linen. (obligated €15,- p.p.)
The costs of the mandatory final cleaning, bath / towel and bed linen package and the tourist tax are shown during the booking process and added to the rental price for the cottage.
You are required to leave your cottage [wipe clean] and free of used dishes when you depart. You should take of the bed linen and place them together with the towels in the bathroom. Should you leave your cottage in a messy state, you will be charged an additional € 25,- for the extra clean-up) Deposit: € 250,-
Art. 4: Pets:
Unfortunately, pets are not allowed in the beach cottages.
Art. 5 Smoking and open fire
Making open fires around and inside the beach cottages is STRONGLY prohibited. You are also not allowed to smoke indoors. If you or any of your fellow guests would like to smoke, please do so outside and use an ashtray to prevent polluting our beaches. We are sorry if any of these rules cause you any inconvenience, however, they are necessary to prevent dune fires. For this reason, BBQs are also not allowed.
Art. 6: Environment
Please, respect the environment, we assume that the nature, the environment and the beach cottages will be treated with respect. Outside storage of goods is not allowed. If you cause repeated disturbances and/or damage to the beach cottage, inventory or other guests, you will be at risk of being asked to leave the cottage. We kindly ask you not to put on loud music or cause any other disturbances of the sort, from 22.30 hours onward (10.30 PM).
Art. 7: Arrival and Departures
On the day of your arrival, you can get the keys to your beach cottage at the bar of Strandpaviljoen Paal 14 from 15.00 (3 PM) onwards. If for whatever reason, you are unable to be present before 22.00 (10 PM), please contact Strandpaviljoen Paal 14, at 0031 (0)6 22 692 387. Because of the final cleaning of your cottage, you are required to check out before 10 AM on the day of your departure.
Art. 8 Deposit
The Beach cottages and other facilities on our Deposit beach serve with care and in accordance with the destination to be used by the guests. To this end asks Paal 14 at the beginning of the stay a deposit of € 250,-. This deposit is not paid after deducting any damage and costs with you was settled. If you leave your beach cottage at departure, additional cleaning costs considerably polluted on the return of the deposit be settled. These costs amounts € 25.
Art. 9: Liability
The tenant, named in the rental confirmation, is responsible for an orderly course of business in and around the Beach cottage. Breakage/loss or damage to the cottage’s inventory or the accommodation itself should therefore be settled directly by him/her. Strandpaviljoen Paal 14 cannot accept any liability for loss, theft, damage or goods and/or persons, accidental or otherwise, during or as a result of a stay in the Beach cottage, unless there has been caused deliberately or as the result of, gross negligence of (employees of) Paal 14.
Get or possibly run crash outside of technical devices in the Beach cottage. Paal 14 reserves the explicit right incidentally necessary maintenance, during your stay at the beach cottages without a right to reimbursement to the accommodation or other facilities. work is being carried out.
This will take place only to the quality of the Pavilion and to improve your stay at the Beach cottage.
Art. 10a: Cancelling your reservation after the down payment (without a cancellation insurance)
When cancelling the reservation between 6 and 12 months before the start of the stay, 25% of the down payment is forfeited.
When cancelling the reservation between 4 and 6 months before the start of the stay, 50% of the down payment is forfeited. Cancellation within 4 months before the stay the full down payment is forfeited. There will be no refunds. Cancellation prior to commencement of the hire period to be confirmed by you in writing.(Email is accepted).
Art. 10b: Cancelling your reservation without a cancellation insurance
When cancelling the reservation more than 4 weeks before the start of the stay, 50% of the rental amount, with a minimum of €250,- is forfeited.
Cancellation within 4 weeks before the stay or in case of premature termination of the stay, the full booking amount is forfeited. There will be no refunds. Cancellation prior to commencement of the hire period to be confirmed by you in writing.(Email is accepted).
Art. 11: House rules:
You and the other people residing in your cottage, must abide by the rules laid down by Paal 14. The house rules apply to all tenancy agreements, can be found in the information folder which is present in each cottage. The house rules are also available at the reception. You are not allowed to construct items of shelter such as tents, canopies and party tents at the front of the beach house. This is to ensure a maximum view of the sea for all the guests. Connecting infrared lamps and other electrical stoves/devices is also not allowed.
Art. 12: Complaints
Strandpaviljoen Paal 14 will of course try to make your stay as pleasant as possible. Despite the good care however, it is of course always possible that you have a complaint. To resolve these matters properly, please submit them to the landlord.
